What we do

As a housing provider, we seek to positively impact people and communities by providing high-quality homes, supporting independence, and creating opportunities. To that end, we have landlord responsibilities for over 4,500 supported living properties across the UK.

We work closely with commissioners, health bodies, care/support providers, and local authorities to design housing solutions and provide homes for our tenants that meets their needs.

As trusted experts in our field, we want to work in partnership with commissioning bodies to develop more supported living accommodation.

We are focused on quality and are committed to working with people with learning disabilities, autistic people, their families, and advocates to provide high-quality, accessible homes where they can live happily with support.

What we do

Our role as a landlord
As a landlord it is our responsibility to keep our housing in good condition and to ensure our tenants are safe in their homes.

We deliver a responsive repairs and maintenance service. Repairs are carried out to a high standard and are value for money. We understand the needs of our tenants and have a dedicated Supported Living team who are trained in learning disability and autism. 

All our homes meet or exceed health and safety regulatory and legal requirements. We provide an aids and adaptations service to ensure our accommodation meets the changing needs of our tenants over their lifetime.

Our Compliance team has overall responsibility for monitoring and achieving adherence to the relevant statutory requirements. Statutory health and safety compliance is overseen by the Health and Safety Steering Group to ensure all legislative requirements are identified and met, policies are adequate and aligned, and sufficient resources are made available to achieve compliance.
How we are funded
Our funding is provided almost exclusively from the surpluses we generate and from external debt.

Surpluses are derived from the rent we collect from our tenants less the costs of operating our business. For the vast majority of our tenants, their rent is paid directly to us by Housing Benefit. As a not-for-profit housing provider, our entire surplus has been or will be reinvested to run and improve our services. Debt is provided by UK-registered financial institutions and funds the long-term development of new properties and the refurbishment of existing properties.

A small proportion of our funding is received from NHS Learning Disability and Autism Housing Programme grants to support the purchase and refurbishment of homes for individuals moving out of hospital settings to supported living in the community.
Our strategy and impact
We offer a collaborative and innovative approach with partner organisations, such as support providers, health and social care commissioners, tenants and their families, to provide high-quality supported living.

We formally tender for opportunities as they arise, but the large majority of our business development is through existing partnerships and by recommendation.

We work closely with partners, specifying, identifying, and securing appropriate property, agreeing on how we continue to work with the tenant and the support provider to ensure our tenants are supported in ways that meet their individual needs.
Working with support providers
We work closely on providing housing solutions in partnership with a range of support providers commissioned to provide care and support by a local authority or health services.

This approach promotes choice and independent living, enabling our tenants to live full lives as part of their local community. 

We also work alongside government departments, funders, and local and national forums to develop and promote good practice and policy in the supported living sector.
